IMHO they are almost everywhere in SC. One of the worst problems is everyone gets the documents at closing. They just don't bother to look at them. Then they cry -- we didn't know we couldn't do this, that, everything. That's your problem......not the HOA Board or Managements.
I disagree. The issue is that there is a way that allows the wannabe Obergruppenführers and Karens to flourish and have a say over your property. Thus we have passed on houses that we really liked because they were under Strata Plans.

Life is too short and living in a micro-managed "estate" is too much living in a retirement village.
